Buffer Strip
A buffer strip is a piece of land that separate two or more properties. They are often used on agricultural properties to help with soil, air, and water quality. In real estate, the same idea applies. A developer will often set aside land to act as a buffer between properties or homes to give a sense of privacy, or to give home owners green space. The government may require developers to set up buffer strips between their developments and various water bodies. The buffer strips help to preserve water quality. The ownership of these buffer strips can be communal, such as those owned by a homeowners association. Ownership can also be individual where a homeowner owns the buffer strip but cannot develop it. Some communities turn large buffer strips over to government agencies for management.
