The Stancel Creek serves as the northern boundary to the J3 and provides a travel corridor for deer, turkey, and hogs. Additionally, you must access the property across the creek, which could cover the private lane in times of flooding. There is no floodplain on the property other than along the creek. This property has six ponds, perfect for fishing or an evening dove hunt. A power line runs across the property, with two-meter connections from Karnes Electric. The J3 is ag exempt.
