Cedar Springs, 21 Acres-Borders 9 Pt Ranch, Very Private, Scenic & Remote. This 21 Acre parcel` is 28 Miles off Terlingua Ranch County Road. It is Block CS, Section 24, ID#21437. It is advisable to have a high clearance auto with 8-10-inch ply tires as this road can be rocky. There are several ways to get there & I will post the best way even though it is a bit longer. Carry more water & food than you think you need. Cell service does not always work there & satellite phone is wonderful to carry. Alpine is 62.1 miles from the turnoff to the lodge. Go 8.54 miles on the paved Terlingua Ranch road. Go left (north)on Cedar Springs Road for 10,7 miles. Then Go right on east Cedar Springs Road 4.2 miles( you will be at Cedar Springs Ranch. Keep going for 3.27 miles, then go left on Meteorite Road for .2 miles, and go right on Feldspar Road the 1.75 miles you will be at the north line of the subject property. Remember there are no street signs so follow your GPS and the above directions. Cedar Springs is the NE area of Terlingua Ranch. Folks love it for hiking & photography. During deer season hunters like to hunt deer. There is abundant wildlife & birds. We have seen a lot of quail and even found a horned toad that was white. The color was to blend in with the dirt it was on. It has not been surveyed, but we have the GPS coordinates for all corners. We are not surveyors and we recommend you get a survey before putting anything permanent on the land. There are several good licensed surveyors in our area. Other than the lights there are no restrictions so you can build when & what you want. Water catchment and solar will give you off-grid utillites. Now about your address here, the town says Alpine that is because the mail is delivered by an Alpine Mail Carrier. So you are not in Alpine, This confuses many folks Terlingua Ranch is a favorite area for peace & quiet, getting away from the stress of the city. Dark skies are excellent for star-gazing so bring your cameras & telescopes. Our county is the largest dark sky community in the world. The views from all directions are like a painting on your canvas. There are restrictions on the type of lights you can have & it is a county ordinance. We have the information put out by McDonald's Observatory that tells you the type of lights that are legal. Terlingua Ranch offers cabins, RV & Tent camping. There is a neat little cafe called the Bad Rabbit that serves great home-cooked meals. If you are a pilot, there is a dirt strip that you can land on behind the lodge. There is a yearly fee due in March for $210. It takes care of upkeep on the many roads on the ranch. All sales are cash as no banks loan on the property, that is not on a highway or county road. All sales go through a title company and can take up to 45-60 days to close. All proceeds will be done by a wire transfer to the Abstract Company. You do not need to carry cash with you when you decide on a property you like. All contracts are done in writing on Texas Real Estate forms.
