Barbara Birdwell went above and beyond my expectations! I made an offer early on this property but the seller selected another offer. When that fell through Barbara contacted me to see if I was still interested in the property. So she made arrangements to show it to me again and got a roofer, plumber and electrician to assess the property quickly because I was going out of town. There was more negotiation with the seller and more paperwork that she prepared seamlessly, all on a tight timeline. I never felt stressed and she made it all easy for me. I frequently find properties I'm interested in and she is always able to get me the information I need to be able to make an informed decision. I never feel like she is "winging it" but rather she researches the real answers so there are no surprises. She always handles my real estate transactions because she always does it so well.

Never dealt with any other broker and unless something drastic happens will probably never deal with another broker. I just can't think of a thing she could improve on. I don't know how she does it but she knows exactly what we want I say we but my wife is passed away last August and she showed us a townhouse that we were looking at to downsize and listed our house for sale and during all that my wife passed away. But anyway I think the first townhouse she showed us I said let's buy it. The first house you showed me this time I bought. i'm currently unpacking and I've had some people helping me and they're just blown away at this house and I've really started bonding with it the more a bit in it. I really like it a lot and I've been through a lot this last year this is my third move in a year and I'm at peace with this and plan to be here a long time.

Remember back when people returned your call, showed up on time, followed through on what they said and did it all with a smile? Welcome to the Good 'ol Days with Barbara! If you are selling a property there are lots of things that need done to close on time....you need a survey, an appraisal, inspections, a renegotiation based on repairs that need done,finding repair people, meeting them at the property.....it's very complicated and could be stressful if you don't have Barbara handling it all! She made a complicated process easy and stress free for me. I would wholeheartedly recommend Barbara Birdwell

My husband and I love Barbara's professionalism and looking after our interests. We asked her to show us only the two homes that we found on the Internet; she said one was a cookie cutter home and one was one-of-a-kind. We picked the better home. She did the comps and recommended the price to offer, which was lower than the seller's asking price. When the seller made a counter offer, and we accepted, she made sure that the promised painting job would be completed. She kept us informed at all times. Usually we have only an inspection on the house performed, but Barbara recommended that we have an HVAC inspector and termite inspector, as well. She took care of scheduling the certified inspectors and met them and us on the designated day for inspection. We have never, at any of the eight homes that we have purchased, had our realtor been present at inspections! I am so glad that HVAC and termiite inspector were recommended by Barbara because there were repairs and spraying for ants coming into the house needed. The repairs as recommended by the house inspector and the HVAC inspector totaled almost $4,500. Barbara asked that the repairs be deducted from the cost of the home; seller accepted. She also asked that the wallpaper peeling off and mold forming on the wall in a bathroom be addressed. The seller agreed to have the wallpaper taken down and the walls of the bathroom be painted. Since my husband works in Houston 4 days a week, Barbara is currently making sure that the repairs are being done. We love Barbara's service and recommend her to anyone looking for a home to purchase! Thanks, Barbara, for all you do for us! We did not have to worry about anything because we knew that Barbara was doing everything professionally for our best interest. Barbara was very accessible, answered every phone call, and was very knowledgeable and professional. She recommended the inspectors to get (and scheduled them for us), and recommended even the stores to find blinds for the house. We are more than satisfied with Barbara's service! There were repairs that the buyer wanted after the inspection. She handled the arrangements with the repair folks, met them there and ensured they had the proper contact info for payment. Everything was handled quickly so we could have the closing on time and stress free. She is a true professional and if you are looking for someone who will exceed your expectations you should use Barbara Birdwell to help you reach your goal of buying or selling a property. Barbara Birdwell was wonderful! This sale was a 1031 exchange where I invested the sales money, tax free, in a "mutual fund" of other real estate. It involved working with Fries Financial Services as the investment advisor and the Title company to ensure everything was done correctly. It was somewhat complicated but she handled everything smoothly and without stress. I'm thrilled to be able to sell a rent house and not pay capital gains taxes. I would highly recommend Barbara, who is diligent, detail oriented and a great person! Who knew selling property could be fun?? It was great! I sold 3 properties using Barbara's services in the same quarter. She kept track of each property's details and kept me informed along the way.
