We called julio who was referred by a agent in California. When we were moving from calif. To texas he met with us and we hit it off,with his interest and passion. He work about 3 months before the sale of are calif. Home. We flew to texas for a week and he showed us about 15 homes in 3 days. We then pick 2 houses out of 15 and he help to close the one we like best .He has help us from negotiations to closing ,he also did a final walk with the sales agent because we could not be there.We now not only have an agent but a very good friend.thank you julio for all you did for us... Julio is very professional and keeps you posted before, during and after the transaction. He never made us feel that listing the home with him was all he was interested in. He was patient and gave us critical advice on how to prepare the home for the market. He took into consideration what we needed to repair and upgrade in the property, yet never lost sight of making sure we didn't over improve the home. He was great when it came to the proper balance of what we owed on the home and how much we would be able to recover at the time of sale. It is easy to forget that he is a sales agent because he makes you feel like family that is looking after your best interest. I never felt pushed or in a hurry to put the home on the market, but he kept me on track with current market trends and listings in our area as they came up and how it might impact our sale. As the improvements took place on the property i mentioned it looking so good i might want to keep the home instead of selling it. Julio never gave me an indication that my comment upset him in any way even after having worked hard to help with contractors and roadblocks as they came up from time to time. Julio was very kind in his response and suggested that if keeping the home was the right thing he would be supportive of that, but if we changed our mind in the future and wanted to sell he would be available and would love to work with us. After getting cold feet and sleeping on the issue, the next day we told Julio that selling was the right thing to do and we wanted to move forward. Julio is always so happy and professional. When issues come up he is always quick to step in, hold your hand reassuring you all is going to turn out just fine. Julio is the calming force behind the most critical of times making sure that the deal moves forward. It's hard not to think of him as family. We have bought and sold many homes over the years and called upon the services of various agents.To date Julio is the most honest, patient and caring agent we have reached out to. We have called upon his services for several transactions and will continue to call upon him for all of our real estate needs. Julio came very highly recommended from another agent with over thirty years of selling homes when that agent retired, and we found ourselves in need of an excellent agent. A few days before we closed escrow a problem came up the the transaction but I was out of town. I was not landing back in town until late at night. Although it was almost midnight before I could return his calls Julio spoke to me that night and never made me feel that he was being inconvenienced in any way. Julio was always prompt and did exactly what he said he would do in very quick order. My experience was above and beyond excellent, but you don't offer a higher choice to rate Julio. Our home sold on the same day it listed. It sold for more than we listed the home for and had several offers. Julio did an excellent job at taking apart each offer in order to show us that sometimes the offer with the highest dollar amount is not always the best offer. He explained every detail of the offers. Julio is so good at what he does and makes himself available at all times that we never had to deal with any of the office staff. He is truly a "one man office staff" agent.
