Richard Abrams visited our house four months before it went on the market and gave us his best analysis of what we should ask and how much we'd actually get. When we did put it on the market we priced somewhat higher (with his agreement), because other houses in the neighborhood were asking more than his original numbers. But in the end his original estimate turned out to be within 2% of what we got. The man knows his market values. Rich will sell your house. He is aggressive in pricing, and that might not be to everyone's liking, but he is realistic, which is better than sticking to wishful thinking. I want to stress that if you decide you want to hold the line, he'll listen to you, and push hard to get the house sold at that price. But if that doesn't work, take his advice. You won't regret it.
