    We had previously worked with Sylvia Chross. Her depth experience, proactive attitude, great personality and overall experience were principle factors in choosing to work with her again. Sylvia's staging and online promotion of the home (including amazing photos taken and 360 degree views) really helped to "sell" the house to prospective buyers. Finally, the selling process can always be stressful. Sylvia did everything to mitigate the stress and proactively assisted to make the experience as seamless as possible.

    I worked with Sylvia to purchase a house and highly recommend her. Sylvia is an excellent match for a buyer who 1) wants to get the best deal with minimal risk, 2) wants to end up with a house they're happy with, and 3) is willing to be patient. We were shopping in a very hot sellers' market, where buyers are waiving all contingencies. Despite this, Sylvia was able to make competitive offers on my behalf without waiving contingencies, and my offer was accepted without waiving contingencies. Sylvia manages risks for her buyers extremely sensibly -- for example, rather than pushing me to waive contingencies as other buyers were doing, she recommended I look into an in-state, local lender that could close faster, which is far more reasonable than waiving financing. Sylvia is highly communicative and responsive. She does not work with an assistant, so I did not have to worry about being handed off to some other agent. (Her daughter occasionally tagged along for showings as part of her training and to provide an extra set of eyes on the house, but all of my contact was with Sylvia otherwise.) Sylvia set up showings almost immediately when I showed interest in a house, and arranged back-to-back showings in an order that was most convenient for me. She was also able to schedule preinspections in the same day (when the inspector was available), which allowed me to make early offers. She always found out before the showing whether a preinspection was available, how many offers were already on the house, what kind of offer the seller was looking for (rentback, quick closing, etc), and what recent comps suggested the house would sell for. This allowed me to be competitive without overpaying or having to worry about an appraisal gap. If I wanted to proceed with an offer, she was very prompt in contacting the listing agent to make sure the listing agent knew an offer would be coming; she stayed in close contact with the listing agent to keep me up to date on offers. Sylvia covers a very broad range in King and Snohomish Counties where I looked, and as a result, we were able to expand our search into different areas as prices rose. At the same time, she made sure to keep track of all the different areas we were looking and to continue sending places in my budget. Because I was looking at both townhouses and houses, she had to keep track of both, and she juggled this very well. By the 2nd showing, she had a very good sense of what I was looking for in a house and neighborhood. As for personality, Sylvia is patient and informative, and does not use high pressure sales tactics. Instead of pushing me to buy a place that I would not be happy with, she simply accepted that a place was not suitable for me, and we moved on to the next house. Despite rejected offers or houses that would go pending before a showing, she never got discouraged and was always pro-active in finding the next place for me. If/when I move again, Sylvia will be the first agent I contact for help.

    Very good to work with. Kept us informed at all phases of the sale. We agreed on the appraisal and were able to obtain a full price offer from a buyer we were very happy with. Sylvia kept in touch even after the closing to make sure everything was OK.
