I think it was good fortune when I received a call from Charles regarding my property in California which I had been contemplating selling for some time. I think you picked up on that after talking when I answered a cold call from him in the middle of Illinois one night in December and he was asking me about the property and whether I wanted to sell it. However, We had a cordial conversation. At first, I didn't know anything about Charles and don't generally take cold calls from anybody. However he planted a few seeds of thought, and was very patient. A few days later he called back and I had started thinking about selling it so decided to pull the plug and said; "sell it ". I told Charles to begin the sales process and let's see what we could do. He priced it at what he thought was a fair price before knowing the actual condition as the building was 61 years old but it has an excellent location. We left it at that price for a while but I think he could read the market and decided to lower it some and then we got a few bids 3 serious buyers with contingencies. He worked around that professionally and psychologically he could read his buyers and was able to negotiate some excellent closing contingencies provided we met with the deficiencies outlined on the inspection which were no great surprise to me. Once we have agreed on the price the and the buyer was content, we had an excellent buyer who instead using a bank paid cash and it was over. The escrow was settled within a day and we all believe we had a good sale. What I found is that Charles did what he said he would do, kept his word, was encouraging about the process and always got back to me, was available personally professionally and assisted me through some difficult decisions. He also was very helpful in suggesting investment opportunities both in-state and out-of-state with the proceeds from the sale. I think he is an excellent realtor and should be listed as 1 of your top realtors at Showcase 21. I wish him continued success in all of his future endeavors and I appreciate his willingness to help me through what were some difficult decisions, but ultimately I believe and he believes were the right ones for the conditions that we encountered.
