Seller reviewKathleen Modolo and Whitney Petrilli did way more than just list and sell. They assisted with finding contractors to do work, clear out the house, etc. to get it ready to go on the market, all while I was 2 states away. There is no way I could have got all this done without them going above and beyond what a typical realtor does.

Seller reviewKathleen Modolo is the best person. Not just realtor but person overall. I had so many questions as this was not only a new experience for me but I had just lost my Mother which had prompted the sale. She was a great realtor for my mother and family during the sale of my grandparents property and she had also been the realtor for moms neighbor. I knew that was who I was calling immediately. The previous experiences were stellar, though I was was not directly involved. I couldn't put into words the complete relief of having her as my agent. I probably called her 1000 times. We requested many cards from her to distribute to anyone at all looking to buy or sell property. I'm not sure how much I could say to express such a very perfect experience. I will forever be indebted to Kathleen for her expertise and dedication to her profession and her genuine care for her clients. Above and beyond in every aspect.

Seller reviewKathleen was simply phenomenal from the word go. I was very apprehensive about selling my property while being overseas but she made it absolutely seamless and took care of so much for me that I wasn't able to do simply because I wasn't in the same geographic area. She truly worked hard for the same and at the end of the day delivered a buyer at a great price in short order. 5 star service all the way around and I'm deeply appreciative.

Seller reviewWithout question Kathleen Modolo is the most dedicated and the most helpful realtor that I have dealt with in the 15 real estate transactions in which I have been involved since 1972. She was exceptionally thorough in all aspects of her performance as our seller's agent. She staged our property creatively, gave us excellent advice, coordinated our preparation for sale, connected us with appropriate and and competent contractors, and skillfully helped us negotiate inspection issues. She was exceptionally attentive and communicative throughout the entire sales process. I would enthusiastically recommend Kathleen Modolo to anyone needing a real estate agent. In fact, I have already done so. She's the best.

Seller reviewKathleen was the rockstar of this sale. She pushed the price beyond what all of the brokers had suggested and made a strong case to back it up. Then she went the extra mile to make sure the house looked spectacular, and to make sure everything went through smoothly. She is a gem. Her experience and skill when it comes to home sales is phenomenal. I still can't believe we got the price I wanted AND it was under contract in a few days of being on market.

Buyer reviewKathleen and her team Whitney Petrelli were amazingly diligent and responsive through several property searches and across several time zones and health and family issues of the client. They kept the search and purchase process moving smoothly and coordinated with the many other parties that were involved, inspection, Title company, seller's brokers etc. We have only positive things to say about our experience with Kathleen and her team and would highly recommend her to anyone looking to buy in the Fauquier and surrounding counties. She's tops!
