As a lifelong Virginian, Greg has lived in Old Town Alexandria for the last 35 years. It was during these many years that Greg developed his love and knowledge of the DC Metropolitan area. He has always been very active in Alexandria serving as a Deacon in his church, the Old Presbyterian Meeting House, and over the years he served as a Commissioner for the City and became the Vice Chair of the Arlington - Alexandria Workforce Investment Board (WIB). After years of community service, he was recognized for his contributions by the City of Alexandria. His love for Old Town, led to his involvement and support of the new waterfront development. He was asked to speak at the public hearings and his Op-ed was published in support for the changes to modernize the waterfront with the highly successful Robinson Landing waterfront homes adding the largest pier and promenade in Old Town. In 1986, Greg was hired and relocated here to become the first Architect and Design specialist for Milliken and Company - the world's largest privately held textile conglomerate and a winner of the prestigious Malcolm Baldridge National Quality Award. After 12 years of great success, winning the highest honors and accolades awarded Milliken associates, he decided to return to graduate school where he studied Human Behavior and received his Master's degree in Organization Development, at American University in DC. He graduated in 2003 and was soon honored for his research and practicum which was published in 2 international academic journals. He practiced OD independently for 10 years working with the largest government agencies, as well as large and small private sector companies. In 2013 he was drawn back to his love of design as he was invited to join a successful real estate team to bring his design skills and his experience working with highly educated level of clients to this profession. He has a discerning eye and talent for guiding homeowners how and what updates would be most effective for the greatest return. The results speak for themselves as his listings typically sell in days and often well over asking price. With his team of vetted and highly qualified contractors Greg removes the stress that overwhelms sellers and makes this process fun and a pleasure while seeing their home beautifully transform.     We can't thank Greg enough for his guidance, can-do attitude, and help in our buying/selling journey! We could never have planned for what what 2020-21 delivered. Like the rest of the world, our family was working and learning from home. With the addition of our third child, it was time to find a place. We have known Greg for many years, and he previously helped us sell our condo quickly, easily, and for over our asking price! Of course, Greg was the first person we called about selling our home and finding a bigger space for our family. From day one, Greg was always available and willing to help us with anything we needed. Greg helped us find excellent contractors to help us update our home and get it ready for market.     We couldn't be more pleased with our experience with Greg while selling our condo.  He provided us excellent advice and service from beginning to end.  We hadn't planned on selling, but recent circumstances made it an option.  Greg helped us think through all the alternatives and provided detailed suggestions to best position us for the current market environment.  His keen eye for style and design was central to our property's transformation, and in the end our condo was gorgeous!  We received an offer above asking on the day it listed!  When that fell through, Greg adapted quickly and had us back out there without missing a beat.  A second offer came through immediately--also above asking--and he negotiated very favorable terms.  We will absolutely recommend Greg to anyone buying or selling.     It's clear Greg is a conscientious person who wants his clients to be happy with their home. He assisted me with a rental 4 years ago and showed a great deal of patience in helping find what I needed in a very volatile market where properties were coming on and off the market with great speed. He was never discouraging and always had time to see additional properties. I remembered his kindness and professionalism and sincere desire to see that I was happy in my new home.     Selling our house was not simply a business transaction for us. We were giving up the "home" we loved, so it was a very emotional experience, as well! Greg Hudgins understood this and often acted like a friend as much as a real estate agent. He showed care and concern from the first day to the last-always making our feelings and concerns his top priority. Greg continually went above and beyond to ensure we got an excellent financial result with minimal stress. He wanted what was best for us, and in doing so, only strengthened his growing reputation as a "go-to" real estate agent. He did everything you would expect a friend, as well as a real estate agent, to do – and more! Greg also did this at the start of the pandemic when buyers were scared, the residential real estate transaction process was evolving quickly, and technology solutions had not yet been implemented for many aspects of the process. Additionally, while we live in Alexandria, a very active real estate market thanks in part to the new Amazon headquarters located nearby, we weren't sure what to expect regarding buyers' pricing expectations during the pandemic, and opening our house for viewing at this time became especially problematic. However, Greg had a solution for everything, constantly kept us informed, and was always available to answer questions. As a result, the sale of our house went more quickly and smoothly than we could have imagined! Just consider: • The house sold in one day, off market, for the asking price, $1.475M, with no contingencies. No open houses! No haggling over price! No stress! • Although we had no contingencies, Greg took on additional responsibility multiple times to get the home ready for the new owner, including hiring vendors to open sealed windows, paint the garage, and remove anything that was not going to the new home. His cleaner "super cleaned" the house, and he had numerous picture hangers removed and walls patched and repainted. He even had a second painter redo the walls since the first one used different shades of paint. Again – all above and beyond -- and at minimal expense! However, even Greg couldn't control the economy, which was shutting down as the virus was getting more active-but he could influence the lending process! The buyer's agent, a well-known and experienced agent in our area, informed Greg two weeks before settlement that the loan would not go through because the lender was having issues due to Covid repercussions. With everything on the line, Greg made one phone call to a self-funded lender, a long-time business resource, who was eager to make the loan based on Greg's advice and the buyer's good credit. This saved the transaction, and we closed only one week later. Greg was the hero of the day, and everyone was thrilled! We all can't thank Greg enough for minimizing the stress for us during such a difficult time. As the buyer's agent stated in a recent third-party peer review, "Greg is an exceptional real estate agent … he truly cares about his clients and their best interests." We certainly agree!

    I had the choice of two brokers but was particularly impressed with Greg. He actively listened, continuously provided valuable and sage advice to better inform my decisions, developed and executed a flawless selling campaign, and was with me every step of the way. I could not have been happier, both in terms of the process and the results - those are directly attributable to Greg's masterful planning and execution. Greg was an incredibly helpful partner in planning/preparations for the sale, navigating and negotiating the sales process, representing my best interests, and wrapping up the process in record time. After all of the hard work by both us - me in terms of preparing the house, he in terms of developing and executing a well crafted sales campaign and negotiation process with the eventual buyer - the results were a house which only lasted two days on the market and sold for well above asking price with very favorable terms. I would most strongly recommend Greg to any potential buyer or seller - he turned a stressful process into a manageable and relatively painless experience. He earned my trust and confidence and the reward was a quick sale with a great outcome. All of Greg's personal attributes are his strengths.     We cannot say enough about our experience working with Greg to sell our home in Old Town, Alexandria. A trusted friend highly recommended Greg as having a wealth of experience representing buyers and sellers in our niche and competitive market, and he exceeded our expectations from the start. Amazon's imminent invasion threw our local market into a frenzy, which, of course, was great for sellers like us. But setting a list price proved a bit of a challenge, given that the scale of disruption rendered data on past home sales less reliable and less reflective of the market we were in. Undeterred, Greg guided us through several considerations that helped us make an educated decision and pin down a number that ultimately attracted a wide swath of buyers without undervaluing our home. If there is an "above and beyond" category, we would be remiss if we didn't provide at least one anecdote to demonstrate Greg's tenacity. We had just finished renovating much of the house, but one small yet consequential task remained to really ensure the house was ready to sell: fixing a metal step on our front porch. Our home sale was unexpected and hurried due to a job relocation, and we just couldn't get this fixed in time. Cue Greg. He knew that we had built a beautiful home but that it would all be for naught if we didn't fix this small defect that, unfortunately, would be the first thing that potentials buyers see when entering the home. We met Greg on a Monday, and he had a welder on our front porch by Friday, just in time for the rushed open house on Saturday. In terms of responsiveness and communication, Greg answered at all hours. In terms of showing and presenting our house online, he spared no expense and used state-of-the-art tools to photograph and capture our home. As tenacious and experienced as he is polished and articulate, Greg is everything a discerning seller would want in a representative. His competence is evident upon first meeting, and we'd highly recommend him to any of our friends and family. And only results matter, the proof is in the pudding: Greg sold our house within two weeks of meeting us for 2.5% above asking, and our best offer came the first day it listed!
